Short description
The building comprises 4 stories over basement Georgian building (a Protected Structure) fronting onto Stephen’s Green East and a 1970’s building – 2/5 stories over basement, facing onto Ely Place Upper with a link to 50 & 51 St Stephen's Green.
The 1970’s building requires a substantial range of upgrading works to the building fabric. The Georgian building is in good decorative order retaining many of its original features including fine decorative ceilings and main staircase. The total Gross Floor Area of the buildings on the site is 5226m2.
The development will consist of the complete strip out and renovation and refurbishment/deep retrofit of the 1970's building (c. 3,678m2 GIA), and some conservation and upgrading works to the Georgian Building (c. 1,548 m2 GIA including 1990’s link) along with some external works.

The development will consist of the complete strip out and renovation and refurbishment/deep retrofit of the 1970's building (c. 3,678m2 GIA), and some conservation and upgrading works to the Georgian Building (c. 1,548 m2 GIA including 1990’s link). The complete strip-out and replacement of all M&E services; The complete strip-out and replacement of the architectural fabric of all non-historic built elements, to include replacement of all existing glazing (with exception of historic sash windows) with high performing glazing systems. Insulation and new finishes will also be required to existing external walls, floors, roofs and basement soffit of modern parts of the building. All in accordance with the building regulations and in compliance with Energy Performance of Buildings Directive (NZEB) requirements, to achieve minimum A2 rating; Refurbishment of existing bicycle shed in 51 St. Stephen’s Green and provision of adjoining dedicated shower and locker rooms; External hard landscaping works to include conservation of existing external steps, paving, lighting and railings to front of 52 St. Stephen’s Green; upgrading of hard landscaping to rear, including gates, railings, paving, lighting and any steps or ramps required to facilitate universal access to rear entrance; and upgrading of external areas.
