A 4-storey mixed-use development (39 no. apartments and 2 no. commercial
units) over basement car parking, i.e. 9 no. 1 bed apartments (61.88 m² each),
24 no. 2 bed apartments (80.58.m² - 84.67m²), 6 no. 3 bed apartments
(106.08m² each), 1 no. Commercial Unit (28.84m²), 1 No. Commercial Unit
(73.09m²), new single storey ESB Substation and switchroom (20.00m²), bin
stores, new pedestrian/vehicular access road from Richmond Road at the north
west end of the site and access ramp to the basement car park including 32 no.
car parking spaces (incl. 3 no. disabled accessible spaces), 3 no. motor bike
spaces, 40 no. bicycle spaces, bulk storage areas and cleaners store, new hard
and soft landscaping to the front (Richmond Road) and rear (River Tolka) of the
proposed development enclosed by 1.8m high double/single metal gates and
railings on plinth walls, and all associated site development works. This work
includes the demolition and removal of existing ESB-Station, concrete foot paths
and boundaries to the front and rear of the site. Works will also include the
removal of existing overgrowth to rear of site and complete removal of all
existing construction debris throughout site.
