Short description
Waterford City and County Council (WCCC) intend to re-purpose No's 3 & 4 George's St for high end office use and carry out works appropriate to the building to achieve this intended use. It is intended to also develop access to the rear/side of the building towards the Beach Tower and Jenkins Lane.
WCCC wish to engage the services of an Architect led design team to project manage and deliver the scheme. The Council will be looking to achieve high quality design development and detailing ability appropriate to a historic structure. The team is to have the following skill sets:
- Architect (including a Grade 1 Conservation Architect) & Employers Representative
- BCAR and Assigned Certifier
- Civil / Structural Engineer
- Quantity Surveyor
- Mechanical & Electrical Engineer
- Landscape Architect
The contract will be executed under the Department of Finance new form of contract.

Description of the procurement
Waterford City and County Council (WCCC) intend to re-purpose No's 3 & 4 George's St for high end office use and carry out works appropriate to the building to achieve this intended use. It is intended to also develop access to the rear/side of the building towards the Beach Tower and Jenkins Lane.
Works will include a combination of the following:
- Full refurbishment works & fire engineering
- External facade and roof repairs
- New rear annexe for additional entrance
- Lift and addressing accessibility requirements
- Landscape and public realm works to the rear to provide threshold to Jenkins Lane
Taking into account the above, WCCC wish to engage the services of an Architect led design team to project manage and deliver the scheme.
