Managing Agent Services - Managing Agent Services for New Priory Hall

Following the conclusion of the Priory Hall dispute resolution process in 2014, it was decided that Dublin City Council should redevelop the complex, which is located on Hole in the Wall Road Donaghmede and construction work on this is well advanced. The development will comprise 187 apartments and some commercial units built over 20 4/5 storey over basement blocks. There will be 164 2 bedroom apartments and 23 one bedroom apartments plus 3 retail units. It is intended that all apartments and retail units will be put on the market for sale as they are completed except those which have remained in the ownership of non resident owners/investors. There will also be 2 basement carparks and a number of landscaped areas. It is anticipated that work will be completed on 60 apartments in blocks 1 – 7 early in 2016 with the balance of 127 apartments and 3 retail units being completed towards the end of 2016. The 60 apartments will comprise 57 two bedroom units and 3 one bedroom units. Accordingly the management requirements of the Estate will be incremental in nature and cognisance should be taken of this in the pricing of the proposal, for each year of the contract period as further referenced in the tender document. A Management Company has now been established by Dublin City Council in compliance with the Multi Unit Development Act 2011. It is now necessary to appoint a managing agent to oversee the management of the estate, to be known as New Priory Donaghmede, on behalf of the Management Company. Dublin City Council proposes to award a contract for 3 years, for the provision of Managing Agents Services to New Priory Owners Management Company Limited. The Client invites tenders from suitably qualified property service providers for the provision of Managing Agent Services. Prospective tenders should note that they must possess the necessary licences as provided for under Section 29 (1) of the Property Services (Regulation) Act 2011
