The project consists of the construction of a new circa 17,426m2 research building. The building will be primarily used as a research facility with LV labs, packaging, ULV Labs, bio photonics labs, ancillary labs, meeting rooms, offices, roof top plant enclosure, support service areas and roof terraces. The third, fourth and fifth floor will currently not be fitted out as part of this tender.
The building structure is a concrete frame with lightweight internal walls. The external elevation will consist of high-quality glazing, techrete and aluminium façade. The roof is a single membrane on a RC structure with roof paving and green roofs in areas.
Internally the building has lightweight internal walls and is subdivided into separate spaces to house the separate accommodations.
The flexible office space is arranged around central circulation atrium's and the main staircases.

Description of the procurement

The building is to be both naturally (mix mode) and mechanically ventilated / heated and the façade design to optimise daylighting. Specialist systems (ventilation and gases) will be provided to laboratory areas. The building fabric and systems will be designed to achieve compliance under Part L 2021 (NZEB) and achieve a minimum Building Energy Rating of A3. The design will aspire to achieve an A2 BER. The building and systems will be designed to achieve BREEAM Excellent certification and aspiring to achieve Outstanding.
The siteworks includes for site preparation, new entrances, a new surface carpark, new tarmac roads, new services which connect into existing services
