Short description

The St Kevin’s Hospital development is a key strategic project located in Cork city, Ireland and is part of the LDA’s wider mandate to develop a range of housing options, including affordable sale, cost rental and social housing. Planning permission has been granted for a new residential development on the Site (hereinafter defined), with delivery to be sequenced on a phased basis. The works defined within this document comprise the Phase 1 development works only (the “Project”).
The St Kevin’s Hospital Phase 1 development will consist of circa 9,980 sqm NIA of accommodation. It will deliver 97 no. new homes, comprising of a mix of 37 no. 3 and 4 bed terraced houses, 30 no. duplex ground floor apartments, 30 no. duplex upper townhouses, all ranging in height from 2 to 3 stories. The new neighbourhood will provide “homezones”, on street parking, tree planting, and open spaces that seamlessly connect throughout the development.

Change to insurance requirements.
The Land Development Agency (“LDA”) has given consideration to the insurance required for the contract and intends to procure such insurances under an Owner Controlled Insurance Programme (“OCIP”).
It is the Contracting Authority’s intention to arrange an OCIP which will include project specific Contractors All Risks insurance & Public Liability insurances. Cover shall apply for the full duration of the works plus the maintenance period for the full reinstatement value of the works and include all parties as Co-Insured for their respective rights and interests.
Notwithstanding the OCIP, the Contractor will remain responsible for the discharge of any excess that might be applicable under the Owner Controlled Policy, which will be detailed within the Request for Tender document.
