Short description

The Contracting Authority (The Irish Heritage Trust - IHT) intends to appoint an Employers Representative / Quantity Surveyor (ERQS) for development works at No. 11 Parnell Square, Dublin 1. For the duration of the project, the ERQS will carry out their roles in conjunction with the Architect-led SPDT team and the main contractor. It is the current intention of the IHT to use the ERQS team to manage both the cost control elements of the project and act as the Employer’s Representative. The construction budget is set at €3.6m. Development works will include the careful conservation-led refurbishment of the building and sensitive internal and external alterations. The project will be part of the Parnell Square cultural quarter in North Inner-City Dublin and will include office, café, academic library and performance/workshop space with a commercial operation in the basement. The ERQS will be retained by the Client (IHT) for the duration of the project.

Description of the procurement

A single point design team is also currently being appointed (RFT Reference 215617). Development works will include the careful conservation-led refurbishment of the building and sensitive internal and external alterations. The project will be part of the Parnell Square cultural quarter in North Inner-City Dublin and will include office, café, academic library and performance/workshop space with a commercial operation in the basement. The SPDT consultants will include Architect (lead), Civil & Structural Engineer, Mechanical / Electrical & Plant Engineering, Fire Safety Consultant, Project Supervisor Design Process, Conservation Architect, Universal Design & Accessibility Consultant, Assigned Certifier, Designer Certifier, Landscape Architect and Archaeologist. It is the intention that the SPDT will have access to working with the ERQS from the early stages of design review and design. The ERQS will be retained by the Client (IHT) for the duration of the project.
