The Site at 52 St. Stephen’s Green occupies 0.23 hectares and comprises a four storey over basement Georgian building (a Protected Structure,
built c. 1771),fronting onto St. Stephen’s Green East and an early 1970 building – two/five storeys over basement, facing onto Ely Place Upper.
The 52 St. Stephen’s Green Development will consist of the complete strip out, renovation, refurbishment and deep retrofit of the modern
parts of the building (c.3678m2 GIA) and conservation, and upgrading of the Georgian Building (c1,548m2 GIA). The complete strip out
and replacement of all M&E services comply with Energy Performance of Buildings Directive (NZEB requirements)
