Description of the procurement

This pre-qualification is for both intended phases of a proposed multi unit, multi storey residential development at Crokers Hill, Kennyswell Road, Kilkenny City. Phase 1 is intended to deliver circa 51 units [apartments and houses] and a community centre and Phase 2 is intended to deliver circa 35 units [apartments and houses].

The project is intended to be tendered in two phases as two separate contracts (Phase 1 and Phase 2). The shortlisted contracters from this prequalification process will be invited to tender for both phases. It is intended that Phase 1 will be tendered initally and it is intended to tender Phase 2 within a 12 to 24 month period afterwards.
The site for this proposed residential scheme is located in Crokers Hill, Kennyswell Road, Kilkenny City, with each phase being as follows:
Phase 1 - Residential development involving the demolition of a small disused pumping station and shed and the construction of 51 units, community facility and all associated access roads, services, car parking, boundary treatment and landscaping.
Phase 2 - Residential development involving the construction of 35 units and all associated access roads, services, car parking, boundary treatment and landscaping.
- Please note that the Contacting Authority reserves the right to:-
(a) Tender Both Phases together as a single contract or
(b) Procure Phase 2 under a separate process. Therefore it is not guaranteed that the shortlisted contractors will have the opportunity to tender for Phase 2 or any other subsequent phases.
