Description of the procurement

The project involves the full refurbishment of a 1,770 sq.m, two-storey, historic building and Protected Structure, as offices to accommodate a highly specialist unit within An Garda Síochána. The building is part of the original development of the barracks at Garda Headquarters in the Phoenix Park, from circa 1842. The building is of a solid masonry and brick construction with single glazed timber sliding sash windows and has a slate roof. It is long and narrow, with a perpendicular end wing and is generally 10 metres deep.
The condition of the building is poor and requires modernisation with the exception of the west wing, which was renovated in recent years to house critical infrastructure. The west wing part of the building will not be included in this project but may require assessment in the context of any new proposals for Block J overall.
The development will necessitate the demolition and the removal of the existing temporary accommodation located to the rear of the building. It will also include the removal and relocation of a network of mechanical cooling systems and the associated ductwork/electrical cabling which feed critical data infrastructure currently located on the ground floor of Block J. The servers on the ground floor will be re-located to another location prior to any refurbishment works commencing.
