Short description

The Contracting Entity intends to procure a contract for the mechanical and electrical services installation for the fitout of Fitzwilliam 27 (Building B) of the new office development, c. 15,000m2 (Net Internal Floor Area) of Grade A office/ mixed use development on the Site at 27 Fitzwilliam Street Lower, Dublin 2 comprising part of a city block bounded by Fitzwilliam Street Lower to the west, Mount Street Upper to the north, James’s Street East to the east and Baggot Street Lower to the south. The building will be finished to a “Grey Box” standard by the Design and Build Contractor, and this contract will include the mechanical and electrical services installation for the completion of the Core Finishes, and the Category A fitout and Category B fitouts.

Description of the procurement

The Contracting Entity intends to complete the fitout as a leading example of sustainable and innovative office accommodation. The fitout will deliver efficient layouts, high quality working environments for the occupants and energy saving measures including minimum environmental ratings of BREEAM Excellent and BER A3, and that the Site development will be done in a safe manner. The fitout of Building A (Fitzwilliam 28) will NOT form part of this contract.

Contract performance conditions

The Contracting Entity is preparing a draft contract and schedules that will be provided to the short-listed Applicants at the next stage of the Procurement i.e. the Request for Tender Stage. The Contract will set out the terms and conditions pertaining to the technical, commercial, financial, safety and legal requirements for the execution of the development works and services. The fit-out works will be procured utilising bespoke terms and conditions based on the Royal Institute of Architects of Ireland form of contract, as will be amended for the purposes of this particular development and as required by the Contracting Entity.

To obtain the PQQ, please register as a Supplier on the Irish Government's eTendering platform: http://irl.eu-supply.com/registercompany.asp?OID=1 The PQQ will be uploaded on Thursday 7th June, 2018 by 12 noon.
The PQQ must be completed and uploaded via http://www.etenders.gov.ie no later than 12:00 on 9th July, 2018.
The response will be used in drawing up a tender list. The contracting entity will not be responsible for any costs, charges, or expenses incurred by Applicants or tenderers relating to this contract award procedure.

It is anticipated that practical completion of the works must take place within approx. 15 months of the starting date, subject to the terms of the contract.
