Appointment of Architect and Design Team Commercial Office Property Development Project

The initial infrastructure in SFZ West was installed and the first buildings were
erected on Shannon Free Zone in 1958/59. The area has undergone continuous
development since then with the result that facilities now range in quality from the
most modern office complexes, advanced manufacturing, offices and warehouses
to basic 1960s style north light factory buildings. Demand for the vacant north
light style buildings has weakened and appropriate regeneration is now required.
The subject site (Block C) has an area of approximately 1.25 hectares and
Shannon Commercial Properties has recently demolished the large block of
1960’s manufacturing facility buildings (known locally as ‘northlight’ buildings)
which were sub-divided, largely unoccupied and no longer fit for purpose. The
site is currently accessed from a roundabout on the National Route N19 before
the main entrance to Shannon Airport.
Shannon Commercial Properties will now proceed with the first phase of the
Shannon Free Zone re-development. This will include the construction of an
office building circa 4,700 sq m set out over 4 levels on the corner of Block C with
associated provisions for car parking. It is intended that the office building will be
multi-functioning and adaptable to modern business uses. Two layout options are
being considered, option 1 for large single tenancy floor plates and option 2 with
floor plates sub-divided for multiple tenancy uses. The development will be fully
designed/detailed and completed to a ‘shell and core’ standard in the initial phase
of development with fully finished reception and circa 550 sq m of a ‘marketing
suite’ completed on the ground floor.
Shannon Commercial Properties strategy is for an employer-designed (traditional)
project whereby the contracting authority will engage the services of design
consultants to carry out a full detailed design which will then form the basis for the
tender for construction.
