Waptst - WAP Office Lease

The RFT has ended, you cannot answer the invitation.

Waterford Area Partnership (WAP) wish to Lease office accommodation for an initial period of two (2) years.

1)            Through this tender, the Contracting Authority (CA) intends to rent premises to  provide office space to WAP.

The following are the specifications that the premises must abide with in order to be considered eligible for use by WAP.

2)            The following conditions shall apply

a) It is intended that the premises must be ready for use in accordance with all the requirements by not later than May 1st,

3)            The property is to have a floor area of a minimum internal floor of 2000 sq ft. which can be used as office space, training space and other related office amenities.

This area must include:

  • 2 offices which should consists of separate and independent access;
  • 1 room to be used as training/workshop room;
  • 1 kitchenette (with all necessary pipework and kitchen cupboards);
  • Separate sanitary facilities (room with already connected toilet and sink);
  • A waiting area;
  • Premises is to be in a finished state, serviced with water and electricity and connected to the main sewer system;
  • WAP retains the right to install the necessary equipment as it seems fit for services if not present, such as (the below list is a non- exhaustive list):
  • Air conditioners;
  • Smoke and fire detection;
  • Telephone and networking infrastructure;
  • Wi-fi;
  • Each service that WAP installs during the lease period will remain the property of WAP and will be transferred or dismantled at WAP’s discretion.

4) The property must be located within any of the following location:

Waterford City Centre.

5) The premises must also feature the following mandatory key characteristics:

a) Premises is to have its own independent access from the public street.

b) No parts of the premises should be on a sharing basis (common parts) including the waiting area and bathroom

c) The building structure and building finishes are to be adequate for the safe use of the premises as an Office frequented by the general public.

6.The premises shall be accessible at ground floor at a minimum and in compliance with all the pertinent design standards for persons with special needs.

    1.  The premises shall conform to local building regulations and standards and any other applicable laws and regulations.
    2. Be in possession of the necessary permits as required by the relevant authorities including but not limited to the Planning Authority.
    3. Be in possession of an Engineer’s Certification of the Electrical system (power and lighting) and of the plumbing and drainage system.
