Housing Maintenance - RCC Housing Maintenance - Responsive Maintenance of Local Authority Housing in County Roscommon

The purpose of this tender is to appoint a maintenance contractor to each of the three Municipal Districts (Athlone has 292 units, Roscommon has 569 units and Boyle has 613 units) within the County. The appointed maintenance contractors would carry out response and planned maintenance works as approved/initiated and assigned by Roscommon County Council. The successful contractors (one per Municipal District) must be competent and have the necessary resources to carry out a wide variety of low value maintenance works. The successful contractors will be required to respond within specified time-frames and on occasion, provide service outside of normal business hours. Typical maintenance works may include but are not limited to: 1. Chimney and roof repairs 2. Repairs to, cleaning and painting of external surfaces 3. Repairs to, replacement of doors and windows 4. Electrical re-wiring and repairs 5. Plumbing works and repairs 6. Heating system repairs 7. Repairs to and reinstatement of internal surfaces (floors, walls and ceilings) including, block work, brick work, plastering, carpentry, joinery, tiling, concreting, cleaning and painting 8. Landscaping works including clearing of trees or vegetation, rotovation and re-seeding of lawns and planting 9. Construction/repair of driveways, paved surfaces, boundary walls or fences 10.Repair and/or replacement of external service pipes (watermains, surface water sewer, foul sewer, ESB, Tellico’s and other service lines within the site) 11.Repair or replacement of conventional septic tanks and/or percolation areas At its sole discretion, Roscommon County Council may also assign the following types of works from time to time under this contract: A. Planned maintenance works to housing units B. Post/pre-letting works to Local Authority housing C. Light refurbishment of vacant Local Authority housing units The extent of the annual maintenance program will depend on available funding and volume of maintenance calls.
