Stratford Cafe - Refurbishment of Existing House to Create New Cafe in Stratford-on-Slaney, County Wicklow

The Scope of Works comprises the following elements: Main Tender Proposed new construction works (a) block up existing windows and install new windows & glazing to proposed cafe- south west elevation (b) Install proposed roof windows (x3) (c) modify internal walls to new configuration as shown on plans. (d) remove existing external dividing wall between cafe & neighbouring shed (photograph attached showing existing wall). (e) construct new 2.1m high wall at south west gable (between cafe & neighbouring shed) (f) modify existing rear garden plastered block wall to facilitate new rear extension. pedestrian gate to be installed. (g) construct new rear dividing wall 2.1m high to form new garden wall for proposed 1 bedroom apartment (h) modify existing flat ceiling over proposed room for cafe to incorporate the proposed vaulted section. (i) remove existing chimney and fire place from the room proposed to be the community room. (j) Excludes the construction of a rear extension for 1 bedroom apartment, spec & finishes to match existing
