Engineering Consultancy Services - Engineering Consultancy Services to Energy Efficiency Upgrades of 69 houses at Oldcourt Estate, Bray, Co.Wicklow

A detailed tender scope of works document must be prepared by the selected Consultancy to undertake energy efficiency upgrades to 69 No. housing units within Oldcourt estate The the energy efficiency upgrade works shall be carried out in such a way that they do not introduce any newer or lesser contravention in relation to Part B (Fire Safety) of the Second Schedule to the Building Regulations. The insulation works require structural and material interventions such that the walls are subsequently fire stopped from ridge to eaves and down to ground level. All required windows shall be suitable as fire escape/rescue windows. The mechanical and electrical installations will have to be suitably modified, if not replaced, to include smoke and carbon monoxide (CO) detection. Opened up floors will have to be made good as fire rated floors. Each individual intervention must be inspected, photographed, recorded, and collated subsequently for each house. The intention in these works must be to ensure that the works to the existing houses comply with Part B (Fire Safety) of the Building Regulations and for the works to follow the guidance in the Technical Guidance Document B supporting compliance with the regulations. While the above may be typical of many houses, the Applicant must make allowance for variations throughout the scheme. Dwellings shall be individually surveyed to determine the exact scope of work required for each house. For example some attic spaces may have been modified to living space and if so these shall be refurbished and restored to attic use. Some floor joists may require replacement if deteriorated due to leaks from bathrooms etc. Some houses may have a ground floor extension (extensions to be included in refurbishment scope).
