New 6 floor over basement 31 unit residential development at Johns Lane West, Dublin 8. The residential development will have a BER A3 rating, approximate gross internal floor area of 2,700m² and GSA of approximately 4,300m² The development will consist of 31 apartments and include for the loose furniture fittings and equipment fit-out of these apartments. Apartments will be a mix of 1, 2 and 3 bed with access to internal landscaped courtyards, roof gardens, children's play areas and individual external balconies. The final design intent is to have an A3 BER rating of the development and there will be a number of sustainability measures incorporated into the design to achieve this. The structure of the development will be an RC concrete basement and podium slab with the upper floors of the development being constructed in a mix of RC/steelwork frame with pre-cast concrete floor and roof slabs. The project will be built on a brown-field site which has been cleared as part of an enabling works contract completed in late 2016. There are archaeological planning conditions attached to the planning which will necessitate monitoring of the groundworks by a DCC approved archaeologist. These works will require attendances to be provided by the main contractor. The project is located and to be constructed on a severely sloped site in the city centre and adjacent to a number of occupied buildings. The final construction will share a party wall with an adjoining occupied office building. The mechanical and electrical installations will include sustainability measures such as PV solar energy systems, LED lighting and SUDS measures. There will be a green roof design to the main roof and some of the internal landscaped courtyards to comply with planning conditions. It is the intention of the contracting authority that speciailsts sub-contracts will be required for the glazing, stone cladding, mechanical, electrical, and lift installations. The proposed contract will be the new GCCC PW-CF1 2.1 with reserved sums
