The proposed building will provide accommodation of approx. 4000m2 which will comprise of the following: • Accelerator / grow on businesses • Business Incubation • Research • Training / Business Support • Precinct / Park Management • Tenant Space for established companies • Support Facilities such a café etc. The building will be developed on a design and build basis. It is planned to lodge a planning application in Q4 /2014. The existing site is currently used as a playing pitch serving UCC and is relatively flat and contains mature trees and hedgerows. See attached Phasing Strategy for Precinct II UCC Lands for details of the site. The team must also take cognisance of the Framework Masterplan which was developed for the Cork Science and Innovation Park (herein after referred to as CSAIP) at Curraheen, Bishopstown, Co Cork by Cork County Council in 2011. The project seeks to deliver a Science and Innovation Park as part of the National Employment Strategy. The park is made up of six different development precincts .The University lands are located at precinct II .The lands are currently home to the University’s main outdoor sports facilities. The UCC lands are located at the south east of the park. The overall area of UCC lands is 16.3 hectares. It is proposed to develop these lands on a phased basis using best international practise for the development of science and innovation parks. The total gross floor space proposed for UCC lands within the framework masterplan is 107,350m2 .
