Re:        Architect Led Design Team Consultancy Services for three Castles Galway City: conservation repair works, public realm and associated works located at Merlin Woods, Terryland Forest Park, and Menlo Village

             

Dear Tenderer,

 

Galway City Council are seeking expressions of interest from suitably qualified Architect led Design teams to carry out a programme of conservation works on three National Monuments: Terryland Castle, Menlo Castle and Doughiska Castle, Galway City.  This is a challenging project and the three Castles are protected structures and National Monuments and the works are subject to Ministerial Consent which will be required for the proposed works.

 

A proven record in delivery of similar building works – historic masonry conservation on National Monuments and/or protected structures is required. The appointed architectural / conservation / archaeological team will be actively monitoring the repair works and as they progress on site in an operational heritage site, open to the public 7 days per week. Excellent site management and flexibility is required, including pro-active PSDP.

 

It is strongly recommended that all Architect-led design teams visit the site to see the nature and site constraints including access and the nature of the National Monument prior to making a submission in this competition. The three sites, castles and external areas are open to the public.

 

We wish to invite you to submit a tender for the above contract, in accordance with the tender documents, which comprise of the following:

This letter of invitation takes precedence over the above documentation.

 

The Architect-led design team will be required to complete the overall project within 1200 calendar days. 

 

OVERALL: The works overall will involve specialized heritage contracting, overseeing a mixture of conservation including new electrical work, on a National Monument.

CONSERVATION: Conservation works comprising complex masonry consolidation, repairs and re-building on existing stonework new-build portion involving the introduction of new public access routes and points, bridges, lighting and a long term maintenance strategy for the castles.

GENERAL: The works are subject to ministerial consent under the terms of the National Monuments Acts, Careful removal of the existing temporary fencing at Menlo and Terryland, after consolidation works are completed, will also be required. The works will include archaeological monitoring as they proceed. The works include numerous particular risks including demolitions, scaffolding, working near unstable structures, working at height and in an operational heritage site with public access- the Conservation Grade one Architect led Design Team will act as PSDP and active management of site operations and phasing of works will be required. The site is open daily to the public Monday - Sunday and a significant number of public events may be planned on site in 2026.
