We wish to invite you to submit a tender to carry out a Feasibility Study on the options for the development of a Cultural Centre with on campus accommodation on Cape Clear. The feasibility study will include an analysis of the development of an all year, residential, on campus, facility for multi cultural activities to include Language/ Arts/ Craft courses, Cultural studies, Folklore/Leann Dúchais/Music/Heritage /Storytelling . Scope of the works The project will involve the following phases: Phase 1: Site Acquisition, building classrooms, completing teacher accommodation. Phase 2: Building student accommodation – 4 bed per room ensuite bedroom. We are now seeking a multi-disciplinary team to prepare the feasibility study. The following works will be completed as part of the Feasibility Analysis: • Site suitability assessment and recommendations • Advise on planning constraints, required surveys and assessments and regulatory requirments (EIA’s etc.) • Advise on infrastructure (e.g. buildings, roadways, parking etc.) requirements and indicative site plans outlining building, services, parking, etc. locations. • Advise on appropriate building design and structures to minimse the overall capital investment required. • Identify fit-out requirements of the classrooms, associated offices and accommodation buildings. • Provide indicative costings based on the identified site and infrastructure/fit out required. • Market Analysis (Target Markets, Potential Market Size, Competition, Trends) • Business Model Analysis (Product Development, Structure, Operating Model) • Strength, Weaknesses, Opportunities and Threats (SWOT) Analysis • Financial Analysis (Set up cost and sources of finance, operational costs and break-even revenue analysis) • Financial Projections and Cost Benefit Analysis • Socio-Economic Impact Analysis The Feasibility Analysis will be carried out by a multi-disciplinary team with expertise and experience in architecture, engineering, business planning and finance.
