The Barn - Conversion of an existing old two storey stone agricultural barn subject to approval of LEADER funding.

The client wishes to complete the conversion of an existing old two storey stone agricultural barn which is on a split level to a self-contained tourism dwelling, together with new extension to the rear, and associated site development works at Drumillard Big, Castleblayney, Co Monaghan and has obtained planning permission to carry out these works. Description The client commenced work on the conversion of an existing old two storey stone agricultural barn which is on a split level to a self-contained tourism dwelling. Most of the work is completed on the old stone building which will enable the first floor of it to be used as an open plan living area, kitchen area and dining area. The client has also commenced work on an extension to the rear which connects to the first floor of the stone building and provides 3 bedrooms two with ensuite, a bathroom and utility room. This work is now completed to ceiling joist level and to wall plate level at the rear. The client now wishes to complete all works to both the old building and the extension to leave them habitable which in summary includes a roof to the new extension with galvanised finish, a heating system throughout to comprise 9kW Air source heat pump system connected to underfloor heating system in extension and to aluminium rads in existing barn. Installation of pvc windows and doors dry-lining of new extension exterior walls and ceiling ,eco bead cavity fill and screed to floor. All first and second fix works to electrical,plumbing and carpentry, all plaster work interior to old and new, exterior to new only and all floor finishes and to complete associated site development works which includes drainage, footpaths around the building,connection to the nearby well and the installation of a sewerage system which will comprise of a concrete pump system with Bio Sand Polishing Filter System and also an entrance and drive way from the building to the entrance to the building all this subject to LEADER funding
