The overall proposed works are to include: Full internal refurbishment and repair of the existing 4-storey-over-basement building at No.24-28 Fitzgibbon Street and 2-storey-over-basement building at No.30 Fitzgibbon Street; incl. provision of new internal walls, doors; new wall, floor and ceiling finishes, new sanitary facilities and fixed furniture items. The building is listed in the NIAH (National Inventory of Architectural Heritage) of Regional importance and a conservation approach will be applied. Provision of a new lift. Upgrading of drainage system and associated ancillary works. New landscaping to rear courtyard with car parking facilities, comprising the area for motor bikes, oil tank and bin storage, provision of the 2 no. universal access car parking spaces, ramped access to the rear of the existing building No.24-28 Fitzgibbon Street. New landscaping to front courtyards of No.30 and No.24-28 Fitzgibbon Street and rear courtyard to No.30 Fitzgibbon Street. New M&E and Lift services. Provision of all associated fireproofing works. Refurbishment of existing boundary structures. The upgrading of all fabric to comply with Part L of the Building Regulations. The project will meet (insofar as is possible) the requirements of Directive 2010/31/EU + Nearly Zero Energy Building. Total area to be fully refurbished 1,822m2..
