The project site is bounded by Dominick Street Lower to the front, Granby Lane to the rear and a new lane (Dominick Place) to the side. It adjoins a Protected Structure (20 Dominick St) and the LUAS Green Line passes in front. Now a brownfield site, incorporating a former public laneway and an area where council flats had previously stood (demolished 2017), it was originally a terrace of Georgian houses. An Archaeological Assessment of the site is being prepared which will inform the proposed construction methodology. The building consists of 3 connected parts and 2 forms of construction; 2 parts are facing brick on an in-situ concrete frame with infill blockwork and 1 part is of exposed fair-faced architectural in-situ concrete. There are external playground areas at second and fourth floor flat roof areas as well as at ground level. An intricate building on a tight site, the co-ordination of the varied external envelope conditions will be important, as well as the services co-ordination within the concrete structure and the architectural design intent.
