The Council invites Expressions of Interest for the Works Contract for a mixed use development in Dominick Street Lower on a cleared brownfield inner city site, adjoining neighbouring buildings, public roads and the LUAS, which must remain operational during the Works. The development will be an exemplar for apartment living and social housing in the city, built and finished to the highest quality and standards of materials and workmanship. It will comprise the following: 5 no. townhouses, 67 no. apartments on five upper floor levels over ground floor commercial and community uses, a basement car park, a community garden at first floor level and public realm and pavement works in Dominick Street and Dominick Place. A piling solution is proposed for the site perimeter and the foundations of the corner building. There are extensive Georgian basements, requiring archaeological resolution /recording, prior to excavation and removal and the Works Contractor will be required to retain a licensed Archaeologist to undertake the Archaeological Works as part of the Works Contract. The development has been designed to meet Near Zero Energy Building Standards (NZEB), adopting a fabric first approach, air tight construction, demand control ventilation and utilising heat pump technologies for space heating and domestic hot water and with additional solar photovoltaic panels as part of the renewable component.
